Building Surveying

If you're going to construct or modify a building; it needs to be done right, and it needs to last.

Whether it is a new development, a landmark project, a change of use or a sophisticated fit-out, the legal and regulatory bar is an important hurdle to clear, both now and into the future. We understand that it is better when there are no unforeseen hurdles or headaches.

Compliance Consultation

Our approach balances the state of existing facilities with present and anticipated needs to keep you compliant, reduce risk, and increase overall safety and value across your assets.
Design Certification

Get a qualified pair of eyes to look over your design, and steer clear second-rate certification.

We know this sounds obvious, but we've seen people rush this step to kick start the build phase only to balloon their issues (and costs) later, never mind a potential wave of legal issues.

Hendry works with clients from the early stages of a design concept and feasibility, to ensure that designs are up to code and that changes can be made to ensure the building is fit-for-purpose. We see it as our duty that your design vision is not compromised but enhanced.

Our compliance experts will check your design against all applicable building regulations (like the National Construction Code, Building Code of Australia and Australian Standards) to assess your design's compliance and keep you informed every step of the way.

Sometimes you might need a building consultant to develop a performance solution that takes the risk out of your design and satisfies regulations. Naturally, we do that too, preserving design aesthetics to bring your vision into life.

Building Compliance Consultancy

Ultimately, you're trying to make progress without delays. That's why it's essential to seek consultation at each project stage, even prior to securing land or during conceptual planning. We'll use our expert knowledge of your compliance requirements to help identify any gaps that may pose a risk to your design, safety and occupancy.

Construct and Occupy

Design reviews to regulatory resolutions, permit staging advice and more - you're this close to kicking off a build, and we are here to get you over the line no matter what stage you're at.
Building Permits

Now that your plans are in place, you're moving from the drawing board to the building site. This is where all the hard work happens, and ideas come to life. Before the furniture and lighting scheme gets picked out, it is vital to ensure compliance at each stage of the build before moving to the next phase.

As fully registered building practitioners, we can support builders, owners and developers with the full range of activities and sign off at each stage of the building lifecycle. That means:

  • Issuing building permits (and calculating levies)
  • Carrying out inspections of buildings and building work
  • Issuing certificates of final inspection and occupancy permits
  • Issuing approvals for temporary occupation of buildings
  • Enforcing safety and building standards

Our role is to inspect your work and issue an authorisation to show that the construction or alteration meets the design specification & complies with legislation. Owners of buildings in operation without the appropriate permits are exposed to penalties & fines.

It is essential to understand that all states have varying requirements, you can find more information on your state via the Australian Building Codes Board here (link)

Building Approvals

Time to get the show on the road. But before you do, you need to secure building approval, particularly if you're planning to build a Class 2 - 9 Building.

Building approval requirements will range depending on building type to zone and other factors, to ensure you comply with local council, state and even federal building laws.

But don't let yourself get stuck in information overload, get in touch with us, and we'll guide you through the process.

Let's break it down
Access Consulting

Did you know that over 4.4 Million Australian's (1 in 5) have some form of disability? Add in our ageing population, and you can see why buildings must cater to everyone, with equal access for everyone in and around your building. Failing to follow the law here can be very expensive, with high rectification costs to bring buildings up to scratch under the Disability Discrimination Act 1992. Despite what some fear, equitable access solutions won't hinder your design, they can even enhance it.

Requirements

Modify & Investigate

This is the "change of plan" stage. You might need an expert on your side to put together a solid case for appeal and show that you've done things by the book, or get plans unstuck in case of a regulatory bind. Either way, your ship needs a crew to stay afloat and to sail smoothly.
Expert Witness

If you find yourself having to defend your work, an independent expert is a must-have, able to back you up and show that you've been playing by the rules. We're experienced in providing expert opinions and reports for use in a full range of legal proceedings; from consultations with lawyers and liaison with building regulatory authorities to providing expert opinion testimony in court on behalf of our clients.

More about our capability
Building Appeals

If you feel that you've been given an unfair verdict or that the building laws and regulations haven't been properly applied to your project based on its class, construction or design, you can appeal. What you need for a favourable judgement then, is an expert who can put together a definite case of compliance.

Let's break it down
Property Risk Auditing

Looking through the eyeglass to assess your overall compliance; everything from permits to access to safety measures. Effective design and construction means reducing exposure for owners and enhancing safety for occupants. Risk means increased costs, declining well-being, injury or at worst fatality. We are your full-service building compliance partner, ensuring you reduce risk, minimise exposure & avoid liability.
